Position Summary
The Inspector is responsible for attending all appointments for pre-inspections and move-out inspections for current residents on notice within the community. Inspector ensures original move-in/move-out report is used at time of inspection(s) for each unit. Responsible for ensuring all pricing for services/damages is appropriately charged to residents. Responsible for ensuring all documents are completed, turned into housing office and, if assigned, filed in residents leasing folder. Ensure that all community/safety policies are adhered to during inspections. The Inspector may also assist that Make Ready Manager and Assistant Make Ready Manager in any of their responsibilities and duties.

Essential Functions/Responsibilities

  • Responsible for attending and completing all pre-inspections and move-out inspections for current residents, on notice to vacate within the community
  • Responsible for accurately completing the Move-in/Move-out report, originally used at resident move-in; noting all damages on the report
  • Responsible for timeliness of appointments and resident communication regarding appointments
  • Ensures all documents are current and service pricing is correct .
  • Visually/physically inspects home to assess any property damage or cleanliness issues at time of move-out
  • Responsible for ensuring all safety measures are followed and community policies are adhered to. Assists Make Ready Manager and Assistant Make Ready Manager in their assigned responsibilities.
  • Ensures all documents are turned into housing office and, if assigned, filed in resident lease file and/ input into software system.
  • Performs other duties as required.

    Education and/or Experience.
    Must have high school or equivalent education and experience in multifamily housing property management. Customer service and experience in residential property management/maintenance preferred.

    Skills/Specialized Knowledge

  • Must be able to concentrate on intricate detail with some interruption
  • Proficiency in computer skills (word processing and Microsoft Excel) in order to develop and/or complete required reports
  • Ability to operate standard office equipment.
  • Good to excellent spelling, grammar and written communication skills.
  • Excellent telephone and oral communication skills.
  • A technical background in multifamily property maintenance preferred.

    Required Licenses
    Valid drivers license if required to operate a licensed motor vehicle in order to perform the job duties.

    Other Requirements
    To perform this role successfully, an individual must be able to perform all essential functions satisfactorily. The requirements define the knowledge, skill, and/or ability necessary to perform the essential functions. The Inspector must possess the computer, phone, and customer service skills necessary to perform requirements.     Physical Demands
    The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of the job. May be required to occasionally lift and carry up to twenty five pounds. The employee is required to speak, hear and comprehend the English language. Vision requirements include close and distance vision and the ability to adjust focus. Must be able to sit or stand up to eight hours a day as well as walk and reach frequently. Must use hands to finger and hold. Must be able to travel independently.

    Mental Functions
    The ability to collect and comprehend data in order to problem-solve variables in standardized situations. The ability to concentrate on work of moderate detail with some interruption and office background noise.

    Work Environment
    Normal office or administrative working conditions with little or no exposure to undesirable elements including natural and/or artificial light.
